When water is spreading in Lynn

Lynn is a city of 101,253 people (2020 Census) and does not border Marblehead. Swampscott lies between the two, so for Lynn calls we dispatch from our Essex St base in Marblehead 01945 through a neighboring town.

If the water is coming through from another unit, say so on the call. The crew needs to know which floors and walls are involved, and which people to contact for access.

Dispatch never sleeps

Emergency dispatch is available around the clock across all four Lynn ZIPs, nights and weekends included.

Water moving between floors

A leak in one apartment can travel down through ceilings, wall cavities and stairwells. The visible stain is usually only part of the loss.

Stormwater in a lower level

Street water that reached a cellar or first floor is treated as contaminated, and the cleanup follows flood practice.

Pre-war buildings and 2 to 4 unit homes

The Housing Lynn plan (mass.gov) reports that about 63% of the city's homes were built before World War II, and 34% of its buildings have two to four units. Triple-deckers fall into that 2 to 4 unit group. Older plumbing and layered finishes mean a leak can run farther than it appears.

Because so many Lynn buildings share risers and walls, each unit's occupants affect the others. Our water mitigation page explains how crews pull moisture maps through every affected floor, which is the step that stops a three-unit problem from being treated as a one-unit patch.

Renters, owners and who calls whom

Census figures (2020 to 2024) show 48.1% of Lynn homes owner-occupied, and an ACS-based city planning deck shows renters at 56%. In a rented unit, report the leak to the landlord in writing before work begins, and photograph the scene yourself.

Owner-occupants of one and two family homes may pull their own building permits, but otherwise only licensed contractors can. Lynn's Inspectional Services Department lists flood cleanup among its topics, so ask it whether your repair needs a permit before you rebuild walls. Policies commonly treat a sudden leak differently from flood, so ask your insurer.

If water is still spreading in Lynn

Find and stop the leak

Close the shutoff for the fixture or the unit. If you cannot find it, close the building's main and tell every household that the water is off.

Power off only when dry and safe

If a ceiling is dripping near light fixtures or the panel sits in a wet cellar, stay away and call 911 or the utility. Do not reach for a switch with wet hands.

Lift valuables away from the leak

Move electronics, documents and small furniture out of the drip path and onto a table or upstairs.

Keep everyone out of dirty water

If the water came up from a drain or the street, treat it as sewage. Keep children, pets and neighbors from wading through it.

Document every unit affected

Photograph the source, the stains and any damaged belongings in each apartment.

Ring dispatch with the floor number

Ring the dispatch line, give the street address and floor, and mention other tenants affected.

The August 12, 2018 storm and what it showed

The state's Municipal Vulnerability Preparedness (MVP) report for Lynn says the storm of August 12, 2018 dropped 8 inches of rain in a few hours. Boston, Marion and Commercial Streets became impassable, the Lynnway was partly closed and standing water lay on Bennett, Ford, Munroe and River Streets. If your street appears in that list, plan for road closures that delay everyone, including crews.

Canal Street homes flooded by a brook running beneath them, and Valley Road, East Park Avenue, Pacific Street and Arbor Street flood because of a culvert under Windsor Avenue near Foster's Dam. The remnants of Hurricane Florence closed the Lynnway again about a month later. Lynn also logged 46 repetitive-loss claims totaling $523,230.14, mostly single-family, so ask your insurer about flood coverage.

Strawberry Brook and the west side

Strawberry Brook was an area of concern in all three MVP meetings. Boston Street and Barry Park (G.E.A.A. Field) flood along it, and the brook empties to the tidal Little River and the Rumney Marsh. Green infrastructure was built in May and June 2022 to ease that flooding. West Lynn owners can read about water damage repair after a flood.

Water supply, sewer and the city's inspectors

The Lynn Water and Sewer Commission, created in 1982 by the Commonwealth, handles drinking water and wastewater from its office on Parkland Avenue. The Raymond Reardon Water Treatment Plant sits at 390 Parkland Avenue, and the city draws from six sources including Breeds Pond, Hawkes Pond and the Ipswich and Saugus River intakes. Its site offers a signup for combined sewer overflow notifications.

If dirty water backs up after a heavy rain, check whether such a notice went out before assuming your plumbing is at fault. After a wet basement, mold remediation should be scoped to ANSI/IICRC S520, so ask whoever quotes it.

Questions From Lynn Property Owners

Do you cover every ZIP code in Lynn?

Yes, all four of Lynn's service ZIPs. 01901 includes City Hall Square, 01902 is the largest of the four, 01904 is the East Lynn area and 01905 is West Lynn, where the Lynn Water and Sewer Commission sits on Parkland Avenue. 01903 is a PO box ZIP and has no street addresses to serve.

Is emergency water removal available in Lynn?

Yes, around the clock. Same-day response is available when a crew is free, and the dispatcher will tell you what to do meanwhile.

A neighbor's leak damaged my Lynn apartment. Who handles it?

Start with your landlord or condo association and document everything. We can dry your unit, and your insurer can tell you how a loss from another unit is treated under your policy.

Can a triple-decker be dried one floor at a time?

Not safely. Water travels through ceilings and wall cavities, so moisture readings should cover every connected floor. Emergency water removal starts the process, then drying continues across floors.

Does Lynn have permit rules for water damage repair?

The city says decisions on building permits are due within 30 days, and licensed contractors pull them unless an owner lives in a one or two family home. Ask the Inspectional Services Department what applies to your repair.
